- Bundu Park (Lydiate), Norton – 53KM from the Capital City (Harare)
Bundu Park, located at Lydiate in Norton, exists as a prime agro-residential project which was well received by the market, with 98% of the agro-residential plots having been sold. The project offered flexible payment terms to its clients, which extended a credit period of 36 months to clear the balance on equal monthly instalments, after having paid an initial deposit of at least US$5,000.00. Most occupants of this area have ventured into events management, horticulture, and poultry, whilst others are proposing to construct cluster homes.
A total of 355 hectares of land was purchased for the agro-residential plots project. An agreement of sale was entered into by the company, Bert Properties (Pvt) Ltd, and owners who are indigenous Zimbabwean citizens and the holders of the title of the same land.
The initial project covered 305 hectares, comprising 145 plots measuring a minimum of 1.62 hectares each, whilst the remainder of 50 hectares earmarked for agro-residential plots or low-density stands is yet to be developed.
- Siboza Township, Zvishavane (South West Zimbabwe)
This project is under a Public-Private Partnership, which is a joint venture between Runde Rural District Council (local government) and Bert Properties (Pvt) Ltd. The company shall receive 75% of gross proceeds as its share, whilst the council retains 25% as its stake. Bert Properties is required to fully fund the development of at least 500 hectares of land at Siboza Township, situated in Zvishavane along Gweru Road within the 10km peg from the town centre.
This is a special project as it involves the construction of a new township comprising high, medium, and low-density residential stands and a shopping mall. The pilot project was carried out with 450 stands which were introduced to the market and were fully subscribed within a two-month period. We anticipate developing and servicing the remaining 1,500 stands early next year, since we are still at the planning stage, having already lodged the proposed subdivision layout with the Department of Physical Planning in Midlands Province.
The project also presents opportunities for investors to construct houses on a mortgage scheme.
- Mtonjeni Housing Project, Zvishavane
A partnership agreement was entered into between Bert Properties (Pvt) Ltd and the title holders of the land, who are indigenous citizens of Zimbabwe. The project is located in Zvishavane within the 5km peg from the town centre along Gweru Road.
The company was mandated to fully develop, service, market, and sell at least 1,000 high-density residential stands and retain 70% of the gross proceeds as its stake, whilst 30% is remitted to the owners of the land as their stake.
The development of the project is nearing completion and can be safely said to be 90% complete. Our sales and marketing team began selling the stands in March 2023, and the project has been received well by the market despite operating in a turbulent economic environment.
- Shagari Project, Chakari (Mashonaland Province, Zimbabwe)
Shagari Farm, measuring 211 hectares, is situated 20km along the Kadoma-Chakari Highway and was acquired by Bert Properties (Pvt) Ltd in 2014.
The land is modelled along the Bundu Park Lydiate project, where agro-residential plots shall be developed, measuring a minimum of 5 to 10 hectares each. The company’s consultant town planners are currently working on layout and designs.
Work on the project is expected to commence in January 2024.
